What renting really costs in the Netherlands, measured on 7,064 live listings

The national figure, and what it hides

The median asking rent on the Dutch private rental market is 1.750 euros a month. Half of the homes on the market are cheaper, half are more expensive, and the middle half sits between 1.021 and 2.479 euros. A single national number is only ever a starting point.

City matters, and so does the type of home, and the two are tangled together. Amsterdam shows a median of 2.500 euros against 700 in Enschede, but part of that gap is simply what each city has on offer: a student city full of rooms sits lower without being cheaper for the same home. Compare like with like in the table by type, and city by city in the apartment figures.

These are asking prices on live listings, updated as the market moves. They tell you what you will be quoted next month, not what someone who signed five years ago is paying today.

Rooms: median asking rent by city

Per square metre, small is expensive

A room costs 38.6 euros per square metre per month and a studio 32.9, against 26.0 for an apartment and 21.4 for a house. The person with the smallest budget pays the highest price per square metre.

Part of the mechanism is straightforward. A kitchen, a bathroom, a front door and utility connections cost roughly the same whether they serve eighteen square metres or ninety, and that fixed cost is spread over far less floor space in a small home. Student demand, concentrated on exactly these small units, adds to it.

Two other things pull in the same direction, and we cannot separate them here. Small units are far more often let all-in, so their advertised rent already carries service charges that a house's rent does not. And small homes cluster in expensive city centres, so part of the gap measures where they are, not how big they are.

Rooms are a market of their own, and never a free-market one

Rooms follow student cities rather than the general rental market. The median runs from 465 euros in Enschede to 1.054 in Amsterdam.

One legal point matters more than any of these figures: a room (an onzelfstandige woonruimte, without its own front door, kitchen and toilet) can never be liberalised. Whatever rent is asked, it is rent-controlled under its own points system, the WWSO, and the Huurcommissie can be asked to rule on it. A room advertised well above the medians above may simply be above its legal maximum.

If you are arriving to study and your university city sits at the expensive end, a neighbouring city on a direct train line is usually the single most effective change you can make to your budget.

How we measure this

We read the listings of the six national portals that carry the Dutch private rental market, followed city by city, and keep only those still active. We link the cross-portal duplicates we can identify (same city, same rent, same surface, same street) so that the busiest portals do not weigh twice. Listings that publish neither a surface nor a usable street address cannot be matched, so a few duplicates remain: we would rather show a home twice than hide it.

We publish the median, never the average: a handful of luxury penthouses would drag an average upwards and describe nobody. The price per square metre is computed listing by listing and only then median-ranked, because dividing a median rent by a median surface produces a number that is nobody's actual price. It uses only the listings that publish a surface area, and the table says how many that is; surfaces outside 8 to 400 square metres are treated as data errors and left out.

A city is published from 25 active listings, a type of home from 10, and a price per square metre from 25 listings carrying a surface. Below those thresholds a median is noise presented as a fact. Our stock is weighted towards the large cities, Amsterdam first: this is the median of what we track across twelve cities, not a census of the country. The figures on this page were measured on 2026-10-24 and are read again from the database as the stock moves.

What these figures do not tell you

They do not say whether service charges are included. Dutch portals publish rent in both forms, sometimes without saying which, and we do not capture that distinction. Always ask whether a quoted price is kale huur (bare rent) and what the service charges add on top. Nor do they include what you pay every month beyond rent: energy, internet, and the municipal and water-board taxes a tenant owes.

They do not include what you pay once, at the start: a deposit, capped by law at two months of bare rent, and the first month in advance. A letting agency working for the landlord is not allowed to charge you a fee for the same property; a service you genuinely asked for yourself, and that benefits you alone, may still be billed.

And an asking price is not automatically a lawful one. Under the Wet betaalbare huur, a self-contained home let on a contract signed on or after 1 July 2024 and rated up to 186 points has a legal maximum rent. Since 1 January 2025 the landlord must hand you the points calculation with every new contract, whatever the segment. If your tenancy began less than six months ago, the Huurcommissie can review the initial rent: after six months that route closes for a liberalised home, so the check is worth doing early.

One last thing the numbers hide: the market has seasons. Supply and prices move with the academic year, and a figure read in January will not be the one read in August.
