Before you apply in Rotterdam
Three things that decide whether an application works here, explained in full.
- The vrije sector: the Dutch rental market a newcomer can actually enter (2026)Social housing in the Netherlands is not a realistic option for someone arriving this year. The vrije sector is. What it is since the 2024 reform, what it protects, and what it does not.
- Rental application documents in the Netherlands (2026)Dutch landlords ask for an employer statement, three payslips and three months of bank statements, and expect a gross income of 3 to 4 times the rent. What each document is, and where to get it.
- Your rights as a tenant in the Netherlands (2026)The deposit is capped at two months of base rent, the rent itself is capped by a points system, and agency fees charged to tenants are banned. Three rules that are mandatory law.
Rotterdam draws people who work in the port, study at its international university, or simply want more room than Amsterdam gives for the same budget. The city was rebuilt after 1940, so its housing stock is younger and its flats are often larger than the canal houses further north. Rotterdam is half an hour from The Hague by train, which makes it a realistic base even when the job is somewhere else.
